Well, it took a little longer than I expected to get part 2 together, but here it is. For Part 1 check here.
Part 2: Where Do I Start?
Now that you have been pre-approved for a mortgage, where do you begin?
Many people start by looking online, and heading out to some open houses on the weekend. There is no real problem with this aproach, but is it the most ideal?
Most people, especially first time buyers, don't realize that unless you are shopping for a "For Sale By Owner", you will pay a commission no matter how much work you do, as anyone with a house listed with a REALTOR® has already agreed to pay the buyer's agent a commission.
The ideal starting point for anyone looking to buy a home is to contact a REALTOR® to help you in your search. Not only will a REALTOR® guide you through the process of buying a home, they will also search for suitable homes, make all of the arrangements for you to see the homes, and drive you around the city to see each house, they will also help you write an offer once you have chosen a house, and negotiate the best possible price and conditions for you.
After the offer has been accepted, they will also help you arrange for a home inspection, setup an appraisal if needed, and pick a lawyer to help facilitate the transaction.
When buying a home, you are better served to find a good REALTOR® to help you out. You will not only save yourself a lot of time, but money too!
